Land and Property Auctions

Property Auctions offer a fast and effective way of buying or selling a property or piece of land without some of the drawbacks of private treaty sales or the tender process. There has been a noticeable increase in the number of normal, everyday house buyers and sellers who prefer the high degree of certainty, the reduced timescales of 4 weeks from start of marketing to exchange of contracts and the complete transparency that an auction brings with it.

Our typical clients are private individuals who have a property in need of modernisation or are dealing with an elderly relative or probate property, landlords who are selling their existing Buy To Let property with either the current tenants in place or when they have just moved out and anyone with a building plot, paddock, garage or disued building.

Strakers are one of the leading and most experienced regional auctioneers in the South West, specialising in the sale of residential property, commercial premises and land with auction venues in Swindon and Devizes covering Newbury to Bath, Cheltenham to Salisbury and everything inbetween. We are holding 8 auctions shared equally across our two venues throughout 2014 and hope to improve on last year’s figures of 90% of Lots sold equating to £15M worth of property and land.

Selling by Auction

  • Timescales: typically 4 weeks from start of marketing to exchange of contracts
  • Certainty: contracts will exchange if your reserve price is achieved
  • Control: YOU decide what the reserve price & the completion date will be
  • Transparency: the property WILL sell to the highest bidder in the auction room
  • Success Rate: Our average of Lots Sold was 90% in 2013, well above the national average of 77%

Buying at Auction

  • Viewings: there are typically 10-12 open house viewings for every property before the auction
  • Legal Packs: each Lot will have one prepared by the sellers solicitor and it will be available before the auction to download
  • Solicitors: it is advisable to ask your solicitor to read the legal pack before coming to bid at auction
  • Finance: auctions are not for cash buyers only but if you do require finance or a mortgage, it is best to arrange this as early as possible to avoid delays if you are successful
  • Pre-Auction Offers: some clients may consider offers prior to the auction but the buyer must be prepared to exchange contracts as per the legal pack prior to the auction date   
  • Telephone/Proxy Bidding: If you can’t make the auction in person you are still able to bid on the telephone or by proxy which is where the auctioneer will bid on your behalf up to your maximum figure if required. We would require the same documentation as we would for you to bid on auction night as stated below
  • Auction night: you MUST bring 1 proof of ID (passport/driving license) AND 1 proof of address (utility bill/bank statement) plus your cheque book in order to register to bid on the auction night
  • Winning Bidder: if you are the successful bidder, you will then be asked to sign the auction contract with a member of Strakers and pay a 10% deposit and a buyers fee of £400+VAT
  • Under Bidder: if you are unsuccessful at the auction there will be no charge for simply bidding
