GUIDE TO BUYING AT AUCTION
- Make sure you have a copy of the auction catalogue as this forms part of the legal contract between you and the Seller.
- View the property preferably more than once.
- We would recommend that you have a survey to make sure the property is structurally sound or if you require a mortgage to fund all or part of the purchase. Our survey department can offer advice on (01249) 652717.
- Consult a solicitor about the purchase and arrange for them to see a copy of the legal pack available from the Auctioneers for £25 inclusive of VAT.
- You will need to pay a 10% deposit on the night of the auction. This can be a Banker’s draft, a Building Society Cheque or personal cheque.
- Completion is usually 28 days after the sale although this can vary and will be stated in the Special Conditions of Sale in the legal pack.
- If you require a mortgage for all or part of the purchase then you should have a formal offer from a lender in place prior to the auction.
- Contact the Auctioneers prior to attending the auction to to confirm your desired Lot is still being offered.
- If you are unable to attend the auction you can make arrangements with the Auctioneers to bid via telephone or proxy by contacting the Auction Office in advance.
- There is a Buyers Administration Fee of £350 inclusive of VAT payable upon signing the auction contract.
