  • Notify all Utility companies and Council Tax of change of names and meter readings
  • Tenancy start date – Ensure full monthly rent in advance and tenant’s deposit (equal to 5 weeks’ rent) have been received in cleared funds, tenancy agreement signed and witnessed. “How to Rent Guide”, Inventory & Schedule of Condition, Gas and Electric safety certification, “What is the Tenancy Deposit Scheme” legally served, Keys photographed and signed for, and Smoke and Carbon Monoxide detectors checked in the property.
  • Management keys retained safely for property management
  • Register the tenant’s deposit with TDS (Tenancy Deposit Scheme)
  • Routine Visit appointments made for the third month of tenancy and every 6 months thereafter with full report to the landlord
  • Take all reports of maintenance works, obtain quotes and take the landlord’s instruction for repairs
  • Strakers have enviable contractors in every single aspect of property maintenance, repair, or upgrade, however, landlord’s preferred contractors can be used upon request
  • 24 Hour Emergency Out of Hours service provided to tenants
  • Collect the incoming rent each month, subtract our fee, and pay the balance into your nominated account. Actively chase any rent arrears, make payment plans where necessary, or activate any Rent Guarantee / Legal Expenses policies in place to cover income losses and/or legal expenses
  • Perform a detailed Check Out at the end of tenancy, against the original Inventory & Schedule of Condition, agree any dilapidations, obtain quotes and retain funds from the tenant’s deposit as necessary. Provide details and process adjudication through TDS, if required.
  • Deal with any ad hoc queries or issues throughout the tenancy, keeping the landlord fully informed of all matters arising.
  • Serve any Legal Notices, if required, and gain advice from Strakers Lettings Specialist Solicitor where appropriate.

Under this service, a Landlord will be required to manage you own tenancy from the start date of tenancy, doing your own property inspections, dealing with all routine maintenance and repairs, collecting your own rental income, deal with all utility and Council Tax account changes and meter readings, check your own carbon monoxide and smoke detectors on the start date of tenancy, and conduct the check out at the close of tenancy, negotiating on any dilapidations accordingly. Strakers will perform the following:

  • Alert the tenant to set up their Standing Order direct to the landlord’s nominated bank account
  • Register the tenant’s deposit with TDS (Tenancy Deposit Scheme)
  • Release the Tenant’s deposit (or part thereof) in line with agreement between Landlord and tenant at the end of tenancy
