Situation and Description
This parcel of land is situated to the rear of Bloomfield Drive and accessed via a single lane track. Located towards the southern outskirts of town, the land is close to residential properties to the front and backs on to a footpath and woodland to the rear.
Bath City centre is easily accessible as is the mainline railway station, providing excellent access to Bristol Temple Meads and London Paddington. Bath offers a wide variety of employment opportunities as well as a large selection of leisure, shopping and entertainment facilities.
The land is square in shape and is fully enclosed by a high wall, there is a gate to the front onto the track and also a pedestrian gate at the rear on to a footpath. In one corner is a single storey store building which measures externally about 20'7"x16'5" (6.28x5.01).
A certificate of lawful use for the change of use from garden area to building yard/store was issued on the 28th November 2017. Copies of the certificate and associated plan are available from the auctioneers.
The change of use only applies to the southern half of the land which includes the building. The northern half is still classed as garden land.
The extent of the land is shown edged red for identification purposes only on the aerial photo and has a frontage to the access track of about 58ft (17.6m) and a depth of about 43ft (13.2m).
From the Wellsway proceed up Bloomfield Road and eventually turn right into Bloomfield Drive. Take the track on the right which continues past the rear of the houses. The land is on the right towards the far end.

Reserve and Guide Price
Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

If you cannot attend the auction (although we strongly advise you do) you may make a TELEPHONE or PROXY BID. This authorises the auctioneer to bid on your behalf up to a pre-set limit. Forms and relevant conditions are available from the Auctioneers' offices. A completed form and two cheques (one for the 10% deposit (minimum £3,000) and one for the Buyer's Administration Fee of £600 including VAT on Lots sold for less than £99,999 or £1,200 including VAT on Lots sold for £100,000 and above) are required by the Auction Department at least two full working days before the auction.
