Situation & Description
Hungerford has a range of local shops and is renowned as an antiques centre. It is bordered by Freemans Marsh and Portdown Common with the Kennet & Avon canal flowing through. The town has a doctors surgery, public library, two supermarkets, restaurants, banks and leisure activities. The M4 motorway can be joined approximately 3 miles to the north and there is a rail service from the town to Newbury, Reading and London Paddington.

The cottage is set well away from the A4 and as the name suggests adjoins Lock 72 on the Kennet and Avon canal known as Cobblers Lock. It is only a short walk from the excellent Cobbs Farm Shop for basic fruit, veg and dairy requirements. The cottage is accessed via a track and bridge over the River Dun and along the canal footpath. It was owned by the British Waterways up until 2011 where it passed into private ownership.

The cottage has accommodation over two floors but is in need of renovation throughout, planning consent however was granted for extensions and internal alterations by West Berkshire Council on the 5th February 2016 under Application No 15/02826/HOUSE. The approved plans provide on the Ground Floor, large Reception/Study, Bedroom with En-suite and Dressing Area, further Bedroom and a Bathroom.

On the first floor is a large vaulted Living/Dining Room with balcony, vaulted Kitchen with balcony and a W.C. The proposed house will have an overall internal floor area of about 1,585ft² (148m²) and the plans make full use of fantastic views over the countryside. Since the purchase of additional rear garden there is scope to also extend to the rear of the property (subject to planning). There is a long garden alongside the canal which stretches down to the crossing with the River Dun and there is a private rear garden. The extent of the property is shown edged red on the aerial photograph and extends in total to about 0.36 acre.

Directions
From Hungerford direction proceed on the A4 towards Marlborough, continue until The Marsh is reached. The cottage is accessed via a track opposite Cobbs Farm shop. Walk along the track and over the bridge, continue until the canal footpath is reached, bear right and Lock House is the second property along.

There is limited parking when viewing the property and viewers are advised to take care crossing the A4 if they park at the Farm Shop.

The viewing slots are in 45minutes/ 1 hour blocks split into 15 minute slots twice a week.

Viewings will last a maximum of 15 minutes.
